Important things Unit owners should know:
- We are proud of our community, and for that reason, as we are sure your seller or realtor told you or reviewed on our website prior to purchase, we have certain rules and regulations contained in our Covenants, Declarations, and Restrictions (CDRs), and our policies, all available on the Asbury Villas HOA website. We desire to have everyone be good neighbors in our community.
- Any change in your unit such as a satellite dish, landscaping, or to your patio, requires an ARC request. This process is available on the website. Inspections occur twice a year for compliance with the policies. The aim is to preserve the value of the units within the community and non-interference with the HOA responsibilities in the common area. CDRs Article III.2.c.iii
- Do not drill, cut, or attach anything to the outside of the stucco or rock finish. This may cause damage – an HOA expense. Unit Exterior Policies Enforcement Policy
- Window coverings are to be neutral in color(white, beige or gray) per CDRs Article III.2.c.i
- No parking on the blacktop in front of your villa. This is to allow access of emergency vehicles. CDRs Article III.2.f.iii
- You are responsible for maintaining the area 5 feet from your foundation which may include planting and care of bushes, limited number of statues and decorative objects, no bird baths (because of stagnant water), and others as listed in: Unit Exterior Policies Approved Planting List Border Trim Policy
- When walking your dog, the City of Olathe requires you to clean up your pet’s deposits.
- Placement of satellite dishes on posts in the mulch landscape area rather than attach to building, also wiring placement for said dishes should go through design holes already in the walls.. CDRs Article III.2.c.iii
- The HOA has a five-member board of directors elected by its members (unit owners) for alternating two-year terms on an annual basis in December. It has several committees which are actively involved in helping manage the HOA and community. Many longer term residents have served the HOA in various capacities, and therefore, are always looking for additional participation. We encourage you to become involved. The Board and committee meetings are open to attendance by all members, (time posted on calendar on website) and the Board meetings are normally held the third Thursday of every month, at 6:30 p.m., with the agenda posted in the Clubhouse in advance.
- HOA provides services in exchange for a reasonable monthly fee.
- Pays your water
- Trash service (Trash and recycle bins should be stored in garage.)
- Structural insurance
- Responsible for general maintenance of the outside of your property (You need an HO-6 policy)
- Mowing of the common areas around your unit
- Snow removal if over two inches
- Maintenance of the private streets (other than Brentwood)
- Sidewalk maintenance
- Provides a clubhouse, exercise room and an indoor/outdoor pool
- Cleaning of gutters in the fall
- Replacing trees & tree trimming in common area
